Cancellation & refunds

Each villa has its own cancellation policy, and the policy of the villa you book applies. A deposit you have paid is treated under the same policy. All times are Thailand time.
Cancellation policy by villa
Cancel before 3:00 pm (Thailand time) the day before check-in for a full refund of everything you paid. Cancel before 3:00 pm on the check-in day for a partial refund: the first night is non-refundable, all later nights are refundable, and the service fee for the first night is also non-refundable.
Cancel before 2:00 pm (Thailand time) 30 days before check-in for a full refund of everything you paid. Cancel before 2:00 pm 7 days before check-in for a partial refund: 50% of the nightly rate is refundable, and the service fee is non-refundable. After that, the booking is non-refundable.
Cancel before 2:00 pm (Thailand time) 5 days before check-in for a full refund of everything you paid. Cancel before 2:00 pm on the check-in day for a partial refund: the first night is non-refundable and 50% of the remaining nights is refundable.

How to cancel
Tell us your booking number (for example #B12) in the chat or on LINE. The cancellation time is when we receive your message.
How refunds reach you
Approved refunds go back to the original payment method. We normally process them within 14 days; the time it takes to reach you depends on your bank or payment provider. Refunds of transfers go back to the paying account, and transfer fees may not be recoverable.
If we or the host cancel
If we or the host cancel your booking, everything you paid is refunded in full. We will also do our best to help you rebook another villa or other dates.
