Terms of booking

Who we are

This website (Beus Villa) lets you book private pool villas in Thailand directly. We take bookings and deposits on behalf of the hosts and help with communication before and after your stay. Operator details are in “Contact” below.

How booking works

1) Pick your dates and ask us in the chat or on the website. 2) Once the villa is available we create your booking and send you a payment link. 3) After you pay the deposit (30% of the stay total by default, as shown on the payment page) your booking is confirmed and the dates are held for you. 4) The balance and the security deposit are paid to the host on arrival, in cash or by transfer.

Until we receive the deposit, the dates are not held and may be booked by someone else.

Prices and payment

Prices are in Thai baht (THB) and are as shown on the payment page and in your booking confirmation. The security deposit and any extras you choose (such as transfers or a private chef) are not included in the stay price and will be confirmed separately.

Payment methods: Wise transfer, international bank transfer and credit card or PromptPay (for the deposit only). Guests paying in Chinese can also pay the host directly. Cards are charged in THB; your card issuer may convert at its own rate and add foreign-transaction fees. Bank or platform fees on transfers are paid by the sender.

We do not store your card number. Card payments are processed by a third-party payment provider (Stripe).

Cancellations and refunds

Cancellations and refunds follow the cancellation policy of the villa you booked; see “Cancellation & refunds” and the villa page. Your deposit is treated under the same policy.

If we or the host cancel your booking, everything you paid is refunded in full.

Approved refunds go back to the original payment method. We normally process them within 14 days; the time it takes to reach you depends on your bank or payment provider. Refunds of transfers go back to the paying account, and transfer fees may not be recoverable.

Security deposit

A security deposit is paid in cash to the host on arrival; the host will tell you the amount before you arrive. After the check-out inspection it is returned in full if there is no damage or breach of the house rules. Otherwise the host may deduct reasonable repair or cleaning costs and will explain the deduction to you.

Guest numbers and house rules

Do not exceed the maximum number of guests. Please follow the host's house rules (shown on each villa page) and Thai law, including night-time noise rules.

Under Thai rules, hosts must report foreign guests' stays to Immigration (TM30), so you will be asked for your passport details on arrival.

Our liability

Villas are provided by their hosts. We do our best to keep the information on this site accurate but cannot promise it is free of mistakes. To the extent the law allows, we are not liable for indirect losses, and our liability for a booking is limited to the amount you paid for that booking. Nothing here limits liability that cannot lawfully be excluded.

Events beyond our control

If you cannot stay because of natural disasters, government measures or similar events outside our control, we will work with the host to reschedule or refund as the circumstances allow.

Governing law and disputes

These terms are governed by Thai law. If a dispute arises, we will first try to resolve it amicably.
